| Junior Member | Just wanted to see if anyone currently at UND has any info on houses for rent. I am trying to wrap things up here in Spokane and need to get a place lined up for the move over to UND. Looking for a place that allows dogs. Thanks in advance for any info.

| Check out the apartents around the 2100 block of South 17th Street they allow pets, (dogs and cats). Or at least they did a few years ago. Rent was around 450 for a two bedroom.

| There are usually a number of student-owned houses that are looking for tenants around this time of year too. They probably don't care about animals, and a lot are close to campus. Only thing is that you have to move in with strangers! |

| LOL... GOOD LUCK finding a place that accepts pets! There isn't a place that I know of that accepts pets in this town. There's only one that I know of... Legacy Apartments. My roommate had to get a pseudo doctor note from a Psychiatrist saying that he "needed his cat for emotional support"...hahahaha. They allowed it because it was a "service animal". Look in every ad for a home/apartment and it'll boldly say "ABSOLUTELY NO PETS!!!"

Well, apparently I need to take some classes there to finish the program. I plan on living there the shortest length of time possible. It does not make sense to buy a house for only 1 to 1.5 years. I don't expect UND to be fun, actually I expect the exact opposite, but I will gargle peanut butter while standing on my head for that long if that is what it takes.

| Oh okay... sometimes you can find good deals if the owner's mortgage term began years ago when prop values were lower. Now a reasonable 30 yr fixed will only break even or make you lose money if you have renters in there covering part of the mortgage with rent (market rent in this area is a bit lower than what your monthly mtg amount would most likely be). I tried going that route by buying a condo intending to keep it for a few years after I fled ND by renting it out... I would've lost a BIG chunk of change (capital gains tax...if even the damn thing appreciated... or if I kept it, students breaking things, wear and tear of drunk students, market rent being lower than my mortgage amount, ULTRA HIGH property taxes, outrageous special assessment amounts, stupidly high HOA fees for them mowing the lawn/dealing with trash and that's it...ugh...where's the pool???, etc). You just don't buy a house or condo here unless you're gonna make Grand Forks your LONG TERM home and it's owner-occupied.

| Junior Member | if you re-invest the funds from the sale of the property I don't think you get dinged with capital gains tax. I believe it is only when you cash out an investment, but i could be wrong.

They love to snoop around. Every two weeks it's something... pest control and "bug spraying" every month...They want you to remove all of your dishes and items from every kitchen cabinet. YEAH. RIGHT. HVAC filter changes (central heat/air), toilet inspection...whatever excuse. This is why I avoided hanging a 142 lb projector from the ceiling - don't want to lose the deposit. They'd probably freak out if they saw it hanging from their ceiling joists... as would any landlord.
